What the Ground Does in Alton
The Alton Bay cottage belt is the distinctive part. These are small, tightly packed lots, many of them converted from seasonal to year-round use over the last forty years, and the water systems were frequently upgraded in the same piecemeal way the heating was. We find old jet pumps still in service, pressure tanks well past their useful life, and occasionally a shared or ambiguous water arrangement that nobody has documented since the 1960s. Access is the other bay issue: on lots this tight, getting a drilling rig to a location is a real planning question rather than a formality.
Up on the hills toward Mount Major and the New Durham line the picture changes completely: spread-out properties, hard granite close to the surface, and drilled bedrock wells that are straightforward to site but can be expensive to complete. Ledge near the surface means less overburden to case through, which helps, but fracture yield remains the variable that decides the job.
Alton Note
On a tight Alton Bay lot, settle rig access before you settle anything else. Where a rig can physically reach frequently decides where the well goes, and finding that out at the quote stage is far better than finding it out on the day.
